Short-Term Rental DSCR Loans: Financing Airbnb Properties in 2026

How STR income is underwritten for DSCR loans: trailing revenue, market comps, seasonality, regulation, and the documentation that strengthens an Airbnb file.

A borrower bought a 3-bedroom cabin an hour outside a national park gateway town. A projection tool estimated $58K per year in short-term rental revenue, and the purchase was underwritten on market comparable data because the property had no operating history. The verified DSCR came out to 1.09 β€” approvable, but thin. The borrower closed anyway, ran the property hard for a year, and produced $61K in actual platform-verified revenue. When they refinanced 14 months later, the trailing 12 months of statements pushed the verified DSCR to 1.28, and the pricing improved meaningfully. Same property, same program. The only thing that changed was the quality of the income evidence.

That is the whole game with short-term rental DSCR loans. The property type is financeable β€” the DSCR program explicitly serves vacation-rental owners β€” but the income side of the file works differently than a long-term rental, and borrowers who understand the difference write stronger applications.

Lenders underwrite documented STR income

A long-term rental has a lease: a signed contract that states the monthly rent. A short-term rental has a revenue history β€” nightly rates, occupancy, seasonality, cleaning fees, and platform payouts. That history is underwritable, but only when it is documented. There are 3 forms of evidence, in descending order of strength:

  1. Trailing 12 months of actual revenue. Platform statements from Airbnb or VRBO, property manager statements, or bank statements showing consistent STR deposits. This is the gold standard.
  2. Market STR comparables. For a purchase or a property with a short history, the appraiser or a recognized data provider builds an income estimate from comparable short-term rentals in the same market β€” similar size, quality, and location.
  3. Projections. A pro forma from a projection tool is context, not evidence. It can support a narrative, but on its own it is usually not enough to establish the income figure.

How the income number gets built

The verified figure is almost always more conservative than the borrower's best month multiplied by 12. That conservatism is the point: the loan gets sized to what the property has demonstrated, not what it might do.

Seasonality is why the year matters more than the month

STR revenue is lumpy by design. A mountain market might produce $9,500 in a peak month and $2,800 in a shoulder month; a beach market inverts the calendar. Annualize that peak month and you get $114K. The actual year might produce $58K.

Lenders handle this by annualizing a full trailing year or by using market comps that already bake in the seasonal curve. The practical consequences:

  • Buying in peak season with 4 months of history means the lender will haircut that history or lean on comps instead. Expect a conservative number.
  • A full year of statements is worth real money. In the opening example, the difference between projection-based underwriting and trailing-12 underwriting was the difference between a 1.09 and a 1.28 DSCR.
  • The calculator works for STR too, but only if you feed it an honest annual average rather than a peak-month extrapolation. Run the conservative case through the DSCR calculator before you fall in love with the aggressive one.

Market selection is an underwriting decision

For an STR file, the lender is underwriting the market as much as the property. The questions underneath the income figure:

  • Are there enough comparable STRs to produce reliable revenue data? A unique property in a thin market is hard to underwrite.
  • Is demand year-round or single-season? Single-season markets concentrate risk into a few months.
  • Is supply growing faster than demand? Rapidly expanding STR supply pressures occupancy and nightly rates for everyone.

This is why 2 identical cabins in different towns can produce different loan outcomes. The experienced STR buyer treats market data as part of the deal analysis, not decoration.

Regulation is collateral risk, not paperwork

An STR's income stream exists only if the property can legally operate as a short-term rental. Cities cap permits, restrict zones, impose minimum-stay rules, and sometimes ban new STRs outright. HOAs add another layer on top.

Lenders treat this as collateral risk: if the permit regime changes, the income basis of the loan can disappear. Expect questions about permits and local rules, and expect a file in a market with active regulatory uncertainty to get conservative treatment. On the borrower side, verify the permit status and transferability before you remove contingencies β€” this diligence is cheap compared to discovering a problem after closing.

When a DSCR loan fits an STR β€” and when it does not

Fits well:

  • A stabilized STR with 12 or more months of documented revenue
  • A purchase in a proven STR market with deep comparable data
  • A refinance or cash-out after a strong first operating year

Fits poorly:

  • A first-time conversion in an untested pocket with few comps
  • A market with a pending ban or permit moratorium
  • A deal that only pencils on best-case projections

When the property needs time to build its income story, the sequencing move is short-term debt first and DSCR second. Quick answers to real questions

Can I get a DSCR loan on an Airbnb with no rental history? Often yes, using market STR comparables instead of operating history. Expect the income figure to be conservative, which can mean a lower loan amount or more cash down.

Do lenders use AirDNA or similar projections? As a data point, not as the basis. Projections alone are usually not enough to establish income; actual history and market comps carry the weight.

What is the fastest path from purchase to cash-out refinance? Operate for 12 months, keep clean platform and bank records, then refinance on trailing-12 verified income. Many borrowers pull capital out at that point under the program's LTV limits.

The evidence is the asset

In STR lending, your revenue history is worth almost as much as the real estate. Operators who keep clean statements, hold permits, and pick markets with deep comparable data get better DSCRs, better pricing, and faster closings. Build the evidence from day 1, and when you are ready to apply, the file speaks for itself.
