Our Process

A six-step process built to keep a strong file moving.

See the next step quickly: intake, terms, documents, diligence, approval, and closing.

At A Glance

Three working phases keep the file moving.

The process stays simple: first review and terms, then documents and diligence, then approval and closing.

Phase 1

Initial review

Start with intake, confirm the request, and return clear initial terms before anyone wastes time.

Phase 2

Documents and diligence

Move into the full application, third-party reports, and the review work needed to keep the file on track.

Phase 3

Approve and close

Once the file is complete and the structure holds, the team turns to approval, closing coordination, and funding.

Six Steps

What happens after you send the deal.

Each step exists to move the request from initial review into a file ready to close.

  1. Step 1

    Initial intake

Complete the intake form and provide the initial property, borrower, and deal documents needed for the first review.

  2. Step 2

    Quote and initial structure

Sphinx Capital reviews the scenario and returns initial terms so you can judge structure, timing, and next steps quickly.

  3. Step 3

    Full application package

Once the quote makes sense, move into the full application and provide the documents underwriting needs for a serious review.

  4. Step 4

    Third-party diligence

Appraisal, title, insurance, and related diligence items are ordered so the file can be validated beyond the initial intake.

  5. Step 5

    Final underwriting review

All documents, reports, and structure details come together for the last underwriting pass before approval.

  6. Step 6

    Approval and closing

After final approval, the team coordinates closing logistics so the loan can move from paper to funded execution.
