Hard money
Hard money is the nickname. The exit picks the program.
Sphinx Capital does not publish a separate hard-money term sheet. Short-term capital is fix-and-flip when you renovate and sell, or bridge when the property is in transition toward takeout.
Two short-term doors, not one hard-money card.
Pick the program that matches the exit. Do not expect a third rate.
Best For
Use this page to choose the short-term door.
If you already know the exit, skip ahead to that program.
- Investors who say hard money and mean acquire, renovate, and sell
- Sponsors who need a short bridge to lease-up, refinance, or sale
- Brokers sending a time-sensitive file that is not a rental hold
How this maps
There is no third hard-money box.
Choose the program, then apply. The first apply step is where you pick Fix & Flip or Bridge.
Renovate and sell
Fix & flip: purchase, rehab, and exit. Up to 90% LTC and 75% ARV on qualifying files. Rates start at 9.50%.
Hold through a transition
Bridge: lease-up, repositioning, or custom short-term structure before permanent debt. Not a flip execution loan.
Rental hold instead
If the property is a keep-and-rent story, you want DSCR — start on refinance or long-term rental, not here.
Before You Apply
Name the exit before you name the product.
Hard money is a search term. Underwriting needs an exit.
- Sale after rehab → apply as Fix & Flip.
- Takeout, lease-up, or refinance → apply as Bridge.
- Read the matching program page for the full term glance.
Ready to send a short-term file?
